Calculate drive time to your primary ports, rail terminals, and the population centers where your customers sit. A facility that costs more per square foot but shortens average outbound transit will often deliver better total cost of ownership.

Labor availability deserves equal weight. Review local warehouse wage rates, unemployment figures, and the concentration of competing distribution centers within a fifteen-mile radius. Submarkets saturated with fulfillment operations experience wage inflation and chronic turnover. If several large operators recently opened nearby, you will compete for the same workers and your staffing costs will reflect that.

Check the road infrastructure leading to the site. Weight-restricted bridges, residential streets with truck bans, and intersections that cannot accommodate a fifty-three-foot trailer create daily friction. Drive the route yourself during peak hours rather than trusting a map.

Verify the Physical Specifications

Clear height determines cubic storage capacity and cannot be changed after the fact. Measure the actual clear height beneath the lowest obstruction, which is usually sprinkler heads or structural bracing rather than the roof deck. A building marketed at thirty-two feet clear may deliver meaningfully less usable racking height once fire code clearance above the top storage level is accounted for.

Column spacing dictates how efficiently you can lay out racking. Wide bays allow flexible configuration. Older buildings with tight column grids force compromises that reduce storage density. Walk the floor and sketch a rack layout before committing.

Floor condition matters more than most tenants realize. Inspect for cracking, spalling, and unevenness, and request the flatness and levelness specifications. Narrow aisle turret equipment and automated storage systems carry tight tolerance requirements, and remediating a bad slab after move-in is expensive and disruptive.

Assess Dock and Yard Capacity

Compare dock door count against your peak daily trailer volume rather than against a square footage ratio. High-velocity operations need enough doors and staging space to avoid detention charges and driver delays.

Examine trailer court depth. Shallow yards make backing difficult for full-size trailers and slow every move. Count drop trailer positions as well. If you need trailer storage capacity the site cannot provide, you will be paying for offsite parking within a year.

Inspect levelers, seals, and shelters. Aging mechanical levelers fail frequently, and replacement cost lands wherever the lease assigns it. Confirm door heights accommodate your equipment and identify which doors are drive-in rather than dock-high.

Review Power, Fire Protection, and Building Systems

Electrical capacity constrains what you can install later. Request panel schedules and confirm available amperage. Charging infrastructure for an electric lift fleet, conveyance, and automation all require headroom the existing service may not have. Utility upgrades take months and often cost six figures.

The fire suppression system determines what commodities you can store and at what height. ESFR systems generally support higher rack storage and a broader commodity range than older systems with in-rack sprinklers. Match the classification against your actual product mix, particularly if you handle aerosols, flammable liquids, plastics, or lithium batteries. A mismatch can render portions of the building unusable for your inventory.

Evaluate lighting, HVAC where applicable, and roof condition. Ask when the roof was last replaced and request warranty documentation. Leaks over racked inventory produce losses no lease clause fully covers.

Scrutinize the Lease Terms

Understand what the quoted rate includes. Triple net leases pass taxes, insurance, and common area maintenance to the tenant, and those charges add materially to the effective rate. Request several years of historical operating expense statements to see the trend rather than one year in isolation.

Negotiate a cap on controllable operating expense increases and secure the right to audit the landlord’s calculations. Address maintenance responsibility explicitly, covering roof, HVAC, dock equipment, and pavement. Vague language becomes expensive later. Cap your exposure to capital replacements or amortize them across useful life rather than absorbing the full cost in the year incurred.

Build in flexibility. Expansion rights, contraction options, early termination provisions, and sublease rights preserve your ability to adapt when volume shifts faster than your lease term. Landlords resist these clauses, which is precisely why they carry value.

Confirm Zoning and Regulatory Fit

Verify the zoning permits your specific use. Cross-docking, light manufacturing, hazardous material storage, and outdoor trailer parking carry different requirements across jurisdictions. Confirm that hours of operation are unrestricted if you intend to run overnight shifts, since some municipalities limit truck movements at night near residential zones. Ask about any environmental history at the site as well, since contamination liability can reach tenants under some circumstances.
